When a room looks bigger online or a view has been replaced, buyers notice within seconds. The visit is lost, and so is their trust in the agency.

Where the line is

Photographic corrections — exposure, colour, perspective — show the property as the eye sees it. Physical changes — walls, materials, defects, views — misrepresent it.

Label every simulation

Decluttering and virtual staging can help buyers project themselves, as long as they are clearly labelled and the original stays available.
