Estate agent window displays: how to design posters that make people stop

The shop window is still a local listing channel

Portals bring most online enquiries, but the agency window works for a different audience: neighbours, passers-by and owners who might sell one day. A clean, consistent window also shows that the agency takes care of its listings. The usual problems are easy to spot: too much text, dark photos, posters in different styles and missing price information. This guide covers what to put on a poster and how to lay it out.

1. The main photo does most of the work

Seen from the pavement, a poster is read in a few seconds, and the main photo is what people see first. Choose the most attractive room or the façade, shot in soft light with straight verticals. A dark or tilted picture weakens the whole poster. Our guide to brighter listing photos covers the shooting habits, and a true-to-property enhancement corrects light, colour and lines without changing the property.

2. The layout of an effective window poster

  • Three photos: one large main photo and two smaller ones, such as the kitchen and a bedroom.
  • A short title: property type and area, for example "House — North Dijon".
  • Four to six key facts: surface, bedrooms, outdoor space, parking, a standout feature.
  • A visible price in a contrasting colour.
  • Direct contact: agency, agent, phone and email.
  • A reference so the agency can find the mandate when someone calls.

A ribbon such as "Exclusive" or "Under offer" works well, as long as there is only one per poster.

3. Legal notices and the energy label

In France, a window listing carries the same price information as an online ad: the price including fees, who pays the agency fees, the price excluding fees when the buyer pays them, the number of lots and yearly charges for a condominium, and the energy rating (DPE). Placing the energy scale in a narrow column on the side keeps it readable without taking space from the photos. Rules differ in other countries, so always check what applies to your market and mandate.

4. Format: A4 landscape for displays and LED sleeves

Most hanging window displays and LED light panels take A4 sheets, and landscape suits a layout with one large photo and two smaller ones. Use the same template for every listing: a consistent window reads as one agency rather than a collection of flyers. For backlit sleeves, a slightly thicker paper keeps the poster flat.
